Commercial Finance Sydney

Commercial finance is a different market to a home loan: serviceability from the business, lease terms, and the asset all matter. We arrange commercial property, equipment and selected business-purpose facilities through lenders who understand the deal — not a retail home-loan grid forced to fit.

What we can look at

Owner-occupied commercial property, investment commercial, development-related funding where appropriate, equipment and vehicle facilities, and working-capital conversations that sit beside a property file.

Home loans and SMSF or residential investment remain available when that is the right tool. We will not dress a commercial risk up as a standard mortgage.

How a commercial file runs

Expect financials, BAS, leases, and a clear use of funds. Credit teams want a story that matches the numbers. We package that before it hits a credit analyst.

Timelines are longer than a PAYG home loan. We say that on day one so you can plan settlement or a purchase.

FAQ

Commercial Finance Sydney — common questions

What counts as commercial finance?

Typically loans secured by commercial property, or facilities for business assets and working capital. If the security is a house you live in, that is usually a residential home loan even if you run a business.

Do I need a company to apply?

Not always. Sole traders and trusts can borrow. The lender cares about the trading history, the security and the directors or guarantors.

What deposit do I need for commercial property?

Often 20–40% depending on the asset, location and tenant. Specialist lenders can differ. We quote LVR from current credit guides, not a round number from a brochure.

Can I use my home as security for a business loan?

Sometimes, via a residential product or a blended structure. It increases risk on the family home. We explain that trade-off before you sign.

How long do commercial approvals take?

Simple, well-documented files can move in a few weeks. Most take longer than a PAYG home loan because financials and valuations are heavier.

Do you charge a fee for commercial broking?

Some commercial files include a broker fee as well as, or instead of, lender commission. We agree the fee in writing before work starts.

Can you help with equipment or vehicle finance?

Yes, where a specialist lender is a better fit than stretching a home loan. We look at the asset, term and cash flow together.

Do you only work in Sydney?

We are based in Brookvale on the Northern Beaches and regularly work commercial files across NSW and interstate when the lender panel fits.
