How do you get paid?

There's no cost to you on a standard home loan. The lender pays us a commission when the loan settles, and it's the same rate whichever lender you pick. We put that amount in writing before you apply.

How long does pre-approval take?

Most clients get pre-approval in 3 to 5 business days once we have your documents. PAYG files can be quicker; self-employed or messier situations usually take a bit longer.

Does applying affect my credit score?

A formal application leaves a credit enquiry. Before that, we look at your options without touching your credit file, so you only apply once, to a lender that's likely to say yes.

What documents do I need?

Photo ID, recent payslips (or two years of tax returns if you're self-employed), three months of bank and loan statements, and deposit details. We send a personalised checklist so nothing gets asked for twice.

Can you help if I've been knocked back before?

Often, yes. Lenders treat income, credit history and property types very differently. We look at what caused the decline, then only approach lenders whose policy actually fits.

Do I have to live on the Northern Beaches?

No. We're based on the Northern Beaches and meet plenty of clients locally, but we work by phone and video with clients across Australia.

How much deposit do I actually need?

Five percent is workable for most buyers, and two percent under some guarantee schemes. Below twenty percent you'll usually pay lenders mortgage insurance unless a professional or guarantee policy applies.

Should I fix my rate?

It depends on whether certainty or flexibility matters more to you. Fixed loans limit extra repayments and offsets, and breaking one can be expensive. Splitting is often the sensible middle ground.
