Most people have no idea what a broker actually does between the enquiry and the settlement. Here is the whole thing, including how long each part really takes.

Day one, about 20 minutes

The first call

Usually a phone call, sometimes a coffee at Dee Why if that suits you better. We ask what you are trying to do, what you earn, what you owe and what you have saved. By the end of it you will know roughly what you can borrow and whether the plan holds up. Nothing touches your credit file yet.

Two to four days later

The shortlist

We take your file to the lenders that actually fit it, not the four everyone has heard of. You get a short comparison: rate, comparison rate, fees, offset, what happens in year three when the honeymoon ends. We tell you which one we would pick and why, and you are free to disagree.

Roughly two to six weeks

Application to approval

We lodge it, order the valuation and handle the assessor when they come back with questions, which they always do. If a valuation lands short we argue it or move the file. You hear from us when something moves, and on a quiet week you still hear that it was quiet.

Settlement week

Settlement

We line the lender up with your conveyancer and the agent so the dates match. Most stress at this point comes from three parties assuming someone else has it covered. Someone should own that, so we do.

Every year after

The annual review

Lenders count on you not noticing when your rate drifts. Once a year we check what you are paying against what is on offer, ask your lender to match it, and move you if they will not. It costs you nothing for as long as you have the loan.

A few things worth saying up front

You do not pay us. On almost every residential loan the lender pays the commission, and it is disclosed to you in writing before you sign anything. Commercial and some specialist deals can carry a fee, and if yours does we will say so on the first call rather than the last one.

Timings slip, and we will tell you when. Two weeks is a good run, six is not unusual in a busy month, and a tricky self-employed file can take longer again. We would rather give you the real date than a comfortable one.

A no is still useful. If the numbers do not work today, we will tell you what has to change and roughly how long that takes. Plenty of clients come back six months later and get it done.
