What the suburb actually looks like

If you are reading this because you want to buy, refinance or renovate in Frenchs Forest, this is not a unit suburb. It is 8.4 square kilometres of established family streets, 14 km from the CBD, with the hospital precinct on one side and bushland on the other. Four in five homes are houses. More than four in five are owner-occupied. People come here for backyard, school catchment and a block they can rebuild on.

Think of Frenchs Forest as a house market with a hospital attached. Typical sales sit around $2.5 million, in a tight band. Units barely trade. Rental stock is almost all houses, and there is not much of it.

  • Recent house sales have clustered around $2.3m to $2.8m, with the middle of the market near $2.5 million. Three- and four-bedroom houses do almost all of the trading. There are no two-bedroom houses changing hands.
  • Units are not a real market here. A handful of sales in a year, a median around $1.1m, and often nothing listed. If you are buying a unit on the Northern Beaches, you are usually looking at Dee Why or Manly, not Frenchs Forest.
  • Rental stock is houses. Three-beds have been asking around $1,350 to $1,470 a week, four-beds from about $1,350 through to $2,000. There were no units advertised for rent in the latest snapshot.
  • Thirty-six parks cover about 19% of the suburb. Combined with the hospital precinct and larger blocks, that is why families pay up to stay in 2086 rather than drop back toward the beach for a smaller home.

Schools in the top 100

School catchments are a big part of why families buy here. There is no top-100 high school inside Frenchs Forest. The Forest High is the local comprehensive. Families chasing a 2025 top-100 result usually look next door to Killarney Heights High and Covenant Christian in Belrose.

Lending in Frenchs Forest

The hospital precinct has reshaped Frenchs Forest. Most loans here are family houses, renovations or knock-down rebuilds, not high-density units. We see plenty of medical professionals using waived-LMI policies, alongside families pulling equity out of a $2.5 million home to fund a rebuild on an established block. Construction lending and the right valuer matter more than unit-size policy.
